OfferSeller is designed to give Sellers, Buyers, and their Agents real-time notification and confirmation of all offers in a real estate transaction simultaneously while providing a private platform for the Sellers Agent and the Buyers Agent to negotiate the cooperating brokerage commission in a private encrypted chat.
Are there video tutorials?
Yes, we have video tutorials for all functions of the app. A link to the tutorials is provided in the Options of the app under “Video Tutorials.”
How do I set up an account?
Download the App, and you will see two buttons describing your possible role in the app. If you are a “Seller” or “Buyer,” click the appropriate button OR if you are an agent/broker, click the “Agent” button. After that, you will see a login screen with a link to “Register” for new accounts. Click that, and you will be taken to the appropriate Registration Form. Once registered and verified, you will have access to the OfferSeller app.
How long is my membership?
The Membership for a Seller or Buyer is free as long as you are represented by an active Florida licensed Real Estate Agent. If you are a Buyer and wish to represent yourself or if you want to contact the Listing Agent and ask them to also represent your interest, you will be required to pay a membership fee. All Agents representing the Buyer and/or Seller will be required to pay an annual membership fee. For Sellers Agents with over 50 listings per year, there will be an additional fee. Currently, ALL memberships are free.
How do I change my password or contact information?
There is a Reset/Forgot password link on the login page. You can use that to change your password. As for contact information, your email address is also your login username and cannot be changed. If you wish to change anything else, you must contact support@offerseller.com.
How secure is my information and communications on the App?
All your information on the app and the chats are kept on cloud storage in encrypted format securely and privately. Your chat is only visible on the app to the person you are chatting with and no one else.
Can a Buyer and Seller communicate directly?
NO. Direct communication between Buyer and Seller is not permitted on the app. The app DOES NOT provide any way for the Buyers or Sellers to be identified or communicate directly with each other. All email addresses and phone numbers will be kept private. Only the Agents can communicate directly via private encrypted chat.
Can an Agent representing the Seller contact the Buyer directly?
NO. If a Buyer is represented by a Buyers Agent, direct communication between the Seller’s Agent and a Buyer is not allowed on the app. However, to allow the Buyer to contact the Seller’s Agent directly with an offer or to represent themselves, they would need to register as an Agent with the Agent License Number set to “BUYER.”
Can a Buyers Agent contact the Seller directly?
NO. Direct communication between the Buyers Agent and a Seller is not permitted on the app. The app does not provide any way for the Buyers or Buyers Agent to be identified or communicate directly with the Seller. All email addresses and phone numbers will be kept private. Only the Agents can communicate directly via private encrypted chat.
Why does the Listing Agent have to immediately post the Cooperating Brokerage Commission?
The Listing Agent is required to post the Cooperating Brokerage Commission for every property where they accept their role as a Listing agent. This ensures that when the Buyers Agent requests this information, it is immediately available and can be negotiated if desired without delay. An agent can post the Cooperating Brokerage Commission only for the properties where they are the registered Listing Agent on the MLS.
What if an agent does not state the Cooperating Brokerage Commission or the amount is zero?
The property will NOT appear on the app until the Listing Agent submits the Cooperating Brokerage Commission. The Agent can either state a “Fixed” amount, a “Percentage” of the sale price amount, or “Other” compensation amount via encrypted chat, visible only to the Buyers Agent that requested the information and the Sellers Agents. The amount the Sellers Agent has agreed to offer the Buyers Agent must be entered, even if NO compensation will be given; it must be entered as “0” or “NIL” in the amount sections provided. A BLANK Cooperating Brokerage Commission is not allowed.
Who can see the Cooperating Brokerage Commission?
The Buyers Agent will be verified as having a current active real estate license and will be the only person who receives the Cooperating Brokerage Commission information. The Buyer’s agent must request the Cooperating Brokerage Commission from the Listing Agent. If the Buyer wishes to contact the Listing Agent directly without a Buyers Agent, the Cooperating Brokerage Commission cannot be requested. Only a current active real estate licensee representing the Buyer may request the Cooperating Brokerage Commission.
How do I know an offer has been presented to all parties?
The purpose of OfferSeller is to give Sellers, Buyers, and their Agents real-time notification of all offers in a real estate transaction simultaneously. If a user of this app has turned off the notification option, they will not receive the notifications, but they can still see the offer history on the app under the “Offers” section.
What if a Sellers Agent does not respond to an offer?
Only a Sellers Agent is allowed to respond to an offer by accepting, declining, or putting on hold an offer. Whenever the seller responds, notifications are sent to all parties. Offers remain under the Pending tab until the offer expires or is responded to by the Sellers Agent. Offers move to other tabs according to the status of the offer.
Who do I contact for technical, billing, or general support?
You can request support on any issue from within the App under the Options menu or visit our website at https://offerseller.com/contact/ and complete the contact form for support.
When and how do I have to cancel my subscription renewal?
You need to contact support for cancellation of your subscription renewal 30 days before the renewal date. If you renew your account within one year after your cancellation date, you may have access to your prior history. After one year, your history will be deleted.
How do I permanently Delete my Account?
You can close and delete your own account from the OfferSeller app by choosing the “Delete Account” option in the app’s Options menu. Closing the account will remove access to all chats, images, and files from the App database with no going back. The action is irreversible.
How do I report misuse or inappropriate behavior?
You can report any misuse or inappropriate behavior to support@offerseller.com through the support form of the App.
About deactivated accounts?
For reinstatement of any deactivated account due to misuse of the OfferSeller app, you will have to contact OfferSeller support by completing the form at https://offerseller.com/contact/ with reasons for reactivation. The support staff at OfferSeller reserves the right to make a final determination as to your account status after consideration of your explanation.
Which MLS’s are connected to the App?
All Florida real estate licensees with access to any public multiple listing service (MLS) can use this app to upload property information manually. Automated access to the MLS for this app is currently available to Florida MLS services. Automated access will be extended in the future.
How do I obtain a copy of chat messages, offers, & cooperating commissions if needed?
On the chat page, you will see a button for “TRANSCRIPT” on the header below the property image. Clicking that will send you the transcript of the chat with all property details, chat, agreed terms, and conditions. The transcript will be sent to both the Seller’s agent and the Buyer’s agent, irrespective of who requested it. Closing the account will remove access to all chats, images, and files from the App database. If you renew your account within one year after your cancellation date, you may have access to your prior history. After one year, your history will be deleted. The Cooperating Brokerage Commission is always mailed or texted to you separately upon your request. It cannot be a part of the chat transcripts.
